Step 1: Call with iRealty®

Connect with an iRealty Representative to begin your first initial call. This first call will touch the basics in

To connect with a Realtor® click in their contact card and you will see their contact information via SMS, WhatsApp, or Telegram. To schedule a zoom meeting at a specific time click on your Realtors contact card and look for “Book Zoom Meeting”. 

Step 2: Receive Financial Information

Step 3: Talk with a mortgage originator (IF FINANCED)

Your iRealty Representative will schedule a three or more person call to introduce you to your mortgage loan originator. During this call we will walk you through the process of becoming a pre-qualified buyer, during this call we will also touch basis on any questions or concerns you might have. Here in iRealty we believe in understanding and commitment, and we commit to providing the best real estate customer service possible…while providing assistance is important our goal is to be able to inform you about the process and educate in the matter as well; Therefor leaving a good ever lasting impression in the real estate process. Be prepared to talk about private sensitive financial information but do not fear, iRealty only partners with state certified and licensed professionals. 

Step 4: Obtaining your Pre-qualification letter 

Ready to start the real hunt!? When you first attain your pre-qualification letter you become a legit and credible buyer. The perks of obtaining a pre-qualification letter is being able to

The best part is that your pre-qualification status remains valid for up to three months at times. 

Step 5: Go House Hunting 

With your selected Realtor you will be able to schedule tours to your favorite homes. Just click on “Request Tour” using our platform and an iRealty will set an allotted time for you. Times will be chosen to your availability and comfortability. Talk to your realtor and provide feedback with the homes, this will be super helpful since it helps the realtor find something more to your liking. Updating your contact information will also be helpful since it provides your Realtor a medium of communication in case any changes are made.

Step 6: First offer (AS IS” Residential Contract For Sale And Purchase)

AS IS” Residential Contract For Sale And Purchase is a non-binding document prepared by your assigned Realtor. A Residential Contract For Sale And Purchase is simply “An Offer” it shows the owner that you as a tenant is interested in their unit and that they can find an offer along with other documentation that classifies you as a tenant. Legally in the state of Florida all interested individuals have the legal right to formulate and send as many offers as they seem fit. This means that if we see five properties in a day, you as an interested and qualified buyer- you have the ability to send an offer to all of them but only pick one at the end of your decision making process. Keep in mind an offer can take up to forty-eight hours for it to be accepted or confirmed, the offer can also be waived after confirmation in case you change your mind. KEEP IN MIND WE CAN ONLY CANCEL THE OFFER AS LONG AS WE CANCEL OR DESIST BEFORE ANY DEPOSIT IS GIVEN.

Step 7: Offer Accepted! What now?!

Once you get an offer accepted and you know that is the home you have been waiting for, then your next step will be to fill and sign a Residential Real Estate Purchase and Sale Contract. A Real Estate Purchase and Sale Contract is a binding legal document that establishes the purchase between a buyer and seller. You will receive a copy of the  contract and if by any chance you need the copy later. In the state of Florida, all Realtors® are required to keep track of documentation for a period of at least five years, contact your Realtor® if you are in need of missing documentation. Once the contract is signed a close in date is established and procedures regarding deposit transfer will be announced. Please know that all forms of deposit is provided to a Title Company until the transaction is finalized; An iRealty agent or representative will never ask for deposit to be provided directly to them. All forms of deposit usually come in a cashier check, bank check, or money order to the recipient provided in the instructions given by the selected licensed and certified Title company. All deposits made will require a copy of such transference to be provided to buyer and Realtor® for documentation and security reasons.

Step 8: Follow the Real estate deadlines 

Talk to your Realtor® about the next necessary preparations before the closing date. It is imperative for all documentation to be provided on time and if possible before hand. The real estate transaction is the most crucial part of the purchase, you should receive a list of necessary documentation to be provided to your realtor or loan originator. The Real estate transaction for a purchase of a home typically takes between 30-40 days; it is customary for all documentation and deposit to be given in the earliest stages of the transaction where as inspections and appraisals come in the middle of the transaction and finally the loan approvals and association approvals come in at the end of the transaction.
