Step 1: iRealty® Call
Connect with an iRealty Representative to begin your first initial call. This first call will touch the basics in
– Features in your next home you would like to see
– Areas of interest
-Technical information pertaining our software
-Financial background of tenants.
To connect with a Realtor® click in their contact card and you will see their contact information via SMS, WhatsApp, or Telegram. To schedule a zoom meeting at a specific time click on your Realtors contact card and look for “Book Zoom Meeting”.
Step 2: Tenant Questionnaire
For the second step you will receive email notifications
1. Welcome email: Necessary information to help you get started
2. Tenant Form- Complete the “Tenant Application Form” to let us know more in regards to you, this form will be attached to all documentation provided when presenting an offer. To view this document CLICK HERE.
3. Rental Documents- All documentation needed for the transaction will be mentioned here. The sooner we have the documents the higher chances we will have in obtaining a property you like. To view this document CLICK HERE.

Step 3: Search Properties
In this step is where the fun begins! iRealty has teamed up with The Miami Association of Realtors; Therefor iRealty® has access to all available properties registered for lease in the state, this means they are real properties with individual listing numbers. CLICK HERE to begin searching for properties. You can search properties by area, price, and even dimensions of the property. After the first initial call you and all involved should receive an automated list of properties already saved under your profile provided and created by an iRealty staff member. Step 5: Schedule a Showing Tour
There will come a time in which you will find a property you love and wish you could see as fast as possible. If you see the property in our system simply click on “Schedule Tour” and a request to the owner will be sent immediately with an email and text confirmation as receipt. Talk to your Realtor® in regards to availability.
Step 6: See the properties
In this step you will see properties with your assigned Realtor®. Times will be chosen to your availability and comfortability. Talk to your realtor and provide feedback with the homes, this will be super helpful since it helps the realtor find something more to your liking. Updating your contact information will also be helpful since it provides your Realtor a medium of communication in case any changes are made.
Step 7: Send your first Lease to Offer
Offer to lease is a non-binding document prepared by your assigned Realtor. An offer to lease is simply “An Offer” it shows the owner that you as a tenant is interested in their unit and that they can find an offer to lease along with other documentation that classifies you as a tenant. Legally in the state of Florida all interested individuals have the legal right to formulate and send as many offers as they seem fit. This means that if we see five properties in a day, you as an interested tenant- you have the ability to send an offer to all of them but only pick one at the end of your decision making process. Keep in mind an offer can take up to forty-eight hours for it to be accepted or confirmed, the offer can also be waived after confirmation in case you change your mind. KEEP IN MIND WE CAN ONLY CANCEL THE OFFER AS LONG AS WE CANCEL OR DESIST BEFORE ANY DEPOSIT IS GIVEN.
Step 8: Offer Accepted! What now?!
Once you get an offer accepted and you know that is the home you have been waiting for, then your next step will be to fill and sign an official lease agreement. The lease agreement is a binding legal document that establishes the lessee and lessor for a specific period of time. You will receive a copy of the lease agreement and if by any chance you need the copy later. In the state of Florida, all Realtors® are required to keep track of documentation for a period of at least five years, contact your Realtor® if you are in need of missing documentation. Once the lease agreement is signed a move in date is established and procedures regarding deposit transfer will be announced. Please know that all forms of deposit is either given directly to the owner or representative of the owner; An iRealty agent or representative will never ask for deposit to be provided directly to them. All forms of deposit usually come in a cashier check, bank check, or money order to the recipient provided by owner. All deposits made will require a copy of such transference to be provided to tenant and Realtor for documentation and security reasons.
